Neubau Hybridgebäude
In Ulm wird ein neues Wohngebäude geplant. Auf einem Eckgrundstück soll ein Hybridgebäude in Zentrumsnähe entstehen. Das Gebäude soll Läden, Cafés, eine Kita sowie ein Fitnessstudio und kleine Apartments zur Kurz-/ und Langzeitmiete beinhalten. Die Prominente Position des Gebäudes – an der Straßenecke – sowie die Form des Grundstücks erfordern und erlauben ein Umdenken der Wohnungstypologie. Die ca. 40 Wohneinheiten, welche dem Sockelgeschossen mit den weiteren Nutzungen folgen, werden durch neue Grundrissformen sowie einer neuen Ausrichtung attraktiv ins Stadtbild eingebunden.

New construction: hybrid building
A new residential building is being planned in Ulm. A hybrid building is to be constructed on a corner plot close to the city centre. The building is to include shops, cafés, a day-care centre, a fitness studio and small flats for short and long-term rental. The prominent position of the building – on the street corner – and the shape of the plot require and allow a rethink of the flat typology. The approx. 40 residential units, which follow the base storeys with the other uses, will be attractively integrated into the cityscape with new floor plans and a new orientation.

Das Eckgrundstück stellt eine Herausforderung für das gegebene Programm der kleinen Wohneinheiten dar.
The corner plot poses a challenge for the given programme of small residential units.
Das drehen des Entwurfsraster um 45 Grad zu den Grundstücksgrenzen ermöglicht ein neues Anordnen der Wohneinheiten.
Rotating the design grid by 45 degrees to the property boundaries allows the residential units to be rearranged.
Durch die Drehung entstehen private Freibereiche für jede Wohnung sowie optimale Belichtungssituationen. Die vielzähligen Balkone sollen durch die Nutzenden lebhaft begrünt werden.
The rotation creates private open spaces for each flat as well as optimal lighting situations. The numerous balconies are to be planted with lively greenery by the users.
Im Dachgeschoss werden großzügige Dachterrasse geplant, welche teilweise einzelnen Wohneinheiten und teilweise der Gemeinschaft zugeordnet sind. Die Dachterrassen sind unter anderem für Urban gardening angedacht.
Spacious roof terraces are planned on the top floor, some of which are allocated to individual residential units and some to the community. The roof terraces are intended for urban gardening, among other things.
Die Rücksprünge im Erdgeschoss ermöglichen soziale Interaktion im Stadtraum und definieren gefasste Eingangssituationen ohne Konflikt zum angrenzenden Geh- und Radweg.
The recesses on the ground floor enable social interaction in the urban space and define enclosed entrance situations without conflicting with the neighbouring footpath and cycle path.
Durch die Drehung der Achsen und somit der Module ist eine optimale Belichtung gewährleistet. Die Balkone und Dachterrassen können dadurch maximal bespielt werden.
The rotation of the axes and thus the modules ensures optimum lighting throughout the day. The balconies and roof terraces can therefore be utilised to the maximum.
Die Vegetation und Begrünung stellt ebenso einen wichtigen Faktor da. Das Eckgebäude soll als Grün in die stark versiegelte Nachbarschaft bringen. Das Grün dient ebenso als Filter im Schwellenraum zwischen Innen und außen. Die Terrassierung in einer Staffelung zum Innenhof bereitet das Bild grüner Stadtkaskaden.
The vegetation and greenery is also an important factor. The corner building is intended to bring greenery into the heavily sealed neighbourhood. The greenery also serves as a filter in the threshold space between inside and outside. The terracing in a staggered arrangement towards the inner courtyard creates the image of green urban cascades.
Die Kleinstwohnungen werden mit einem Schlafdeck geplant. Die zweite Ebene befindet sich über der Sanitäreinheit und ermöglicht zur Fassade hin einen doppelt hohen, frei nutzbaren Wohn-/Ess- und Kochbereich. Durch die Raumhöhe sind entsprechend hohe Verglasungen möglich, die Tageslicht tief in die Wohneinheiten eindringen lassen.
The micro-apartments are planned with a sleeping deck. The second level is located above the sanitary unit and allows for a double-height, freely usable living/dining and cooking area towards the façade. The room height allows for correspondingly high glazing, which allows daylight to penetrate deep into the residential units.
